New construction has some real advantages worth weighing against an existing home.
Everything is new. The electrical, the plumbing, the roof, all of it just went in, and that's real peace of mind. I still recommend an independent inspection, though. New construction isn't immune to mistakes, and it's worth ruling out anything that needs to be addressed before you close.
You get a warranty. Most new builds come with coverage on appliances, plumbing, and structural elements. If something goes wrong in those first few years, you're not footing the bill alone.
Efficiency is built in. New homes are built to current codes, which usually means lower utility bills from day one, thanks to low-flow fixtures, better insulation, and more efficient windows. Depending on the build, you may also qualify for tax credits.
Financing incentives. Builders using an in-house lender will often sweeten the deal with rate buydowns, flex cash toward updates, or help with closing costs. It's worth asking what's on the table.
