What we can know, and what we're estimating

Mortgage balances are not public information. Anyone who tells you otherwise is selling you a guess with more confidence than it deserves. Here is exactly how each number on this page is produced.

Loan program and original amount

Recorded mortgage instruments name the program and the original principal. This part is fact, pulled from county records.

MODELED

Note rate

Rates are rarely recorded. We estimate from the origination quarter against Freddie Mac survey averages, adjusted by the current FHA, VA and USDA spread.

Current balance

Amortized forward from the original amount, estimated rate and origination date. Extra principal, recasts and silent refinances all move this number.

VERIFIED LATER

Whether it can actually be assumed

Only the servicer confirms assumability, the payoff and your approval. This gets you to the door; the servicer opens it.

Two Tampa Bay costs that national calculators get wrong

Your tax bill will not be the seller's tax bill. Save Our Homes caps assessment growth for the current owner, and that cap resets to market value the year after a sale. Every property tax figure here is calculated on the purchase price, not the seller's current bill — which is usually far lower and badly misleading.

Insurance is the payment, on this coast. A Pinellas or Sarasota premium runs very differently from a Polk County one. Premiums here are estimated per county rather than from a national average that would understate the Gulf side by half.

There's no account, no card, and no email wall in front of the search. It's worth being straight about why.
