🚨 THE APPRAISAL CAME IN $33,000 BELOW CONTRACT. HERE'S EXACTLY WHAT WE DID. 🚨
We represented the buyers. 🤝
Everything was clean. ✅ Inspection handled. ✅ Financing on track. ✅ Timeline holding.
Then the appraisal came back thirty-three thousand dollars under the number we were under contract at. 😳
That matters because a lender finances against the appraised value, not the purchase price. 🏦 The gap becomes cash out of the buyer's pocket at closing. 💸 Overnight my clients were staring at a five-figure hole nobody had planned for.
🔍 First move: request the full report and actually read it.
The lender had assigned an appraiser from outside the area. Not local. 📍 Someone who didn't know this pocket of the market and valued it accordingly.

Fair question, and yes. We did. ✔️ The offer was supported by local sales in that neighborhood, which is exactly why the reconsideration was worth filing in the first place.
⚠️ Here's what most people don't know: the buyer's agent does not choose the appraiser. The lender orders it, and that assignment can land with someone who has never worked the submarket. You cannot control that. You can only control how fast you catch it and how hard you push once it happens.
💡 An appraisal is one person's opinion of value on one day. It is not a verdict, and it is not the end of your contract.
What you need is someone who reads the report instead of forwarding it — and who still knows how to negotiate after the challenge fails. 📖

"Peak hurricane season starts in about three weeks. Here's the 30 minutes of work that saves people the most pain — and almost nobody does it.
This isn't the plywood-and-water-jugs list. This is the paperwork list, and it's the one that determines whether your claim goes smoothly or turns into a six-month fight.
1. Photograph every room. Wide shot from each corner, then close-ups of anything expensive. Open the closets. Open the garage. Timestamp matters.
2. Photograph your roof from the ground on all four sides. If your insurer later argues damage was ""pre-existing,"" this is the file that wins that argument.
3. Pull your actual policy — not the summary page — and find three numbers: your hurricane deductible (it's a percentage, not a flat dollar amount, and people are always shocked), your flood coverage status, and your loss-of-use limit.
4. Know your evacuation zone. Not your flood zone. They are different things and people confuse them every single year.
5. Put all of it in cloud storage. A fireproof box in a flooded house is still a box in a flooded house.
Do it this weekend. It takes half an hour and you'll never think about it again unless you need it.

Fair question. Here's the honest answer, from a deal I closed last month.
Day 1: Executed contract to title, lender, and both agents. Escrow deposit confirmed and receipted in writing.
Day 2: Inspection scheduled. Not with whoever was available — with the guy I trust on 1970s block construction.
Day 4: Inspection. I'm there for it as needed. Three hours.
Day 5: Report review, then two calls — one to a roofer, one to a plumber —
Day 6-9: Repair negotiation. Four rounds.
Day 11: Appraisal ordered.
Day 14: Title search comes back with an old contractor's lien nobody knew about. Two weeks of calls to clear it.
Day 22: Survey shows the neighbor's fence is 14 inches over the line. Handled.
Day 26: Lender asks for an updated bank statement 48 hours before closing, because lenders do that.
Day 30: Final walkthrough. The seller left the water heater disconnected. Fixed before funding.
Day 31: Keys.
None of that shows up in a listing photo. Most of it my clients never even heard about, because handling it quietly is the point.
That's what the commission pays for.

Your Zestimate is not an appraisal. It's not even close.
I pulled three Tampa Bay homes I've been involved with this year and lined the automated estimate up against what the house actually sold for.
One was off by $38,000 — low. The owner almost listed at that number.
One was off by $22,000 — high. That seller sat on the market for 71 days chasing a price the algorithm invented.
One was within $4,000. Good guess. Still a guess.
Here's why the spread is so wide: an automated valuation model reads public records. Beds, baths, square footage, last sale price, tax roll data. That's it.
It doesn't know your roof was replaced in 2024. It doesn't know the house behind you backs up to a retention pond. It doesn't know the unit two doors down has the same floor plan but no water view. It doesn't know your neighborhood has an assessment coming.
I do, because I walk these properties and I pull the comps by hand.
Use the estimate as a starting point. Don't use it as a listing price, and definitely don't use it to decide you can't afford to move.
