Nearly three thousand people who went to work, got on a plane, or ran toward a building that everyone else was running out of. The firefighters who went up the stairs. The passengers on Flight 93 who made a decision in a few minutes that most of us couldn't make in a lifetime. The people at the Pentagon. The recovery workers who are still getting sick from what they breathed at that site. A lot of people I served alongside made their decision to enlist because of that day. Some of them didn't come home from what followed. "🎖️ MYTH: ""VA loans take forever to close."" REALITY: VA loans close on timelines comparable to conventional financing. What takes forever is a lender who doesn't know the product. I want to be precise about this because the myth costs service members offers. The VA does not underwrite your loan. Your lender does. The VA guarantees a portion of it. So when someone tells you ""the VA is slow,"" what's usually happening is one of these: The lender has no dedicated VA underwriter, so your file sits in a general queue behind conventional loans nobody has to think as hard about. The lender ordered the appraisal late. VA appraisals go through a specific assignment system and they can't be rushed the way a conventional one sometimes can. Ordering it on day 3 instead of day 12 is entirely within the lender's control. The lender didn't collect the Certificate of Eligibility upfront. This is a five-minute problem that becomes a two-week problem when it's discovered at underwriting. The lender didn't know how to handle a Tidewater notice and let the appraisal issue sit. Notice the common element. I've had VA deals close in under 30 days. I've also watched them drag past 50 — every single time with a lender who was learning on my client's transaction. Pick the lender before you pick the house. It matters more than almost anything else in the process.

HYDE PARK — what you're actually paying the premium for. Most of the marketing sells Hyde Park on the houses. The 1920s bungalows, the porches, the Village, Bayshore. Fine. But that's not where the value is concentrated. It's the street grid. Hyde Park was platted around the streetcar. The first house went up in 1882 on Morrison. Swann and Rome are noticeably wider than the streets around them because streetcar lines ran down them. What that left behind is short blocks, alleys, real sidewalks, and a mature canopy — a walkable layout Tampa largely stopped building after 1940 and can't reproduce under modern zoning in most of the county. A house can be renovated. Gutted, re-roofed, re-piped, added onto. The grid it sits on can't be. That's the scarce asset, and it's a real part of why Hyde Park holds through cycles that are harder on newer product. Now the part that doesn't make the listing photos: It's a local historic district — one of only four in Tampa. Exterior repairs, additions, and new construction go through the Architectural Review Commission for a Certificate of Appropriateness. That's not a rubber stamp. Windows, roofline, front elevation — you are not the only vote on your own house. Much of it sits low, close to the bay. Flood zone, elevation certificate, and an actual insurance quote need to be run before you're emotionally committed, not after inspection. Volume is thin. Some months the historic district trades fewer than 20 homes. At that count a "neighborhood median" is noise — one estate sale moves it 50%. Price off the block and the comparable house, not a headline number. So: Hyde Park earns its premium if you're buying the location and going in clear-eyed about the constraints. It's the wrong buy if what you actually want is to reshape a house to your taste on your own timeline. And Bayshore's 4.5-mile uninterrupted walkway is the neighborhood's front yard.
