Maximize the Value Of Your Home: How to Handle Multiple Offers.
If you've recently received multiple offers on your home, congratulations. You're in a strong position to get the best value and terms. Here's how I approach it with my sellers.
Evaluate every offer carefully. Don't just look at price. Weigh the closing timeline, contingencies, and every other term written into the contract. The highest number on paper isn't always the strongest offer.
Ask for highest and best. There's nothing wrong with going back to interested buyers and asking them to submit their highest and best offer. It gives you the full picture before you decide.
Verify the financing. If an offer is contingent on financing, get a pre-approval letter from a reputable lender. I always call the buyer's lender myself and ask a few questions to confirm they're actually qualified, not just pre-approved on paper.
Negotiate with the full picture in mind. Price, closing date, and contingencies all matter together. Weigh them as a package and pick the offer that actually works best for your situation, not just the biggest number.
Handle it this way and you'll walk away with the strongest deal available to you.
