If you're a veteran or active-duty service member looking to build your own home rather than buy an existing one, a VA Single Close Construction Loan is worth understanding. It's a more straightforward path than most people expect.

Unlike a traditional home purchase loan, this loan finances both the construction and the long-term mortgage in a single package. Because it's backed by the VA, it comes with competitively low interest rates and, notably, no down payment.

The biggest advantage is in the structure. You only need one loan, one appraisal, and one closing, rather than separate loans at different stages of construction. That saves you time getting into your new home, and it protects you from unforeseen issues along the way while avoiding the cost of multiple closings.

Once you're approved, construction can typically begin within 30 days of closing. Throughout the build, the process includes the necessary inspections and surveys to keep everything on track.

To qualify, you'll generally need to be an eligible veteran, spouse, or active-duty service member, have a credit score around 640 or higher, get lender approval for your builder, and make sure your contractors are registered with the VA. Standard VA loan guidelines apply on top of that.
