The Importance of a Final Walk-Through!

by Nicolas A Scaron PLLC

A final walk-through is critical. It's your last chance to see the property before you get to the closing table, and it confirms that everything is in order and nothing has changed since the day you first saw the home.

I always tell my clients to plan on doing this the day of closing, just a couple hours before, not the day prior. That gap matters. The longer the window between your walk-through and closing, the more time there is for something to happen to the property. Doing it the day before doesn't give you the same level of protection, so I don't recommend it.

Hopefully that gives you a clearer picture of why the final walk-through matters and how to time it right.
