Nothing Is Ever 100% Guaranteed!
When it comes to buying or selling a home, one thing stays constant: nothing is ever 100% guaranteed. The housing market can be unpredictable, and you should go in prepared for the unexpected. Even when buyer and seller are in full agreement, risks can come up at any point in the process.
Financing issues are a common one, whether that's a declined loan or a rate that climbs while you're under contract. A good lender plans for the worst case, but it's on you too to know your financial situation cold before you enter the market. Even after an offer is accepted, things like title issues, unexpected repairs, or a buyer coming up short on funds can delay or derail closing.
Home inspections aren't foolproof either. Even after a thorough inspection, hidden issues can surface down the road. Homes are built by humans, and inspectors are human too, so things get missed sometimes regardless of experience.
There are also factors outside anyone's control, like new legislation, natural disasters, or other events that can shift deadlines or stall the whole process without warning.
Going into a purchase or sale with all of this in mind won't eliminate the stress, but it puts you in a much better position to handle it. Being well-informed and understanding how the process actually works is what makes the biggest difference in how things turn out.
