Making an offer in a competitive Tampa real estate market takes more than just picking a number. Here's how I help my buyers put together an offer that actually wins.
Start with a strong pre-approval letter from your lender, and get it ahead of time. Having that letter in hand tells the seller you're serious. Not all lenders are equal here, so it matters that your agent does the due diligence to confirm your pre-approval is based on accurate information. That protects both sides and makes for a win-win.
Price matters too, obviously. Come in too low and the seller may not even engage with the offer. Research comparable sales and read the market before you submit. But keep in mind, price isn't always the deciding factor.
Once you've settled on price, look at the rest of the terms: financing, closing timeline, inspection period, and how you're handling potential appraisal gaps or other contingencies. A complete, well-structured offer is often more attractive than the highest number alone.
And remember, being a good negotiator doesn't mean getting everything you ask for. Most of the time, chasing every point means you lose the deal. Finding the middle ground where both sides come out ahead is what actually makes someone good at this.
